THE PROCESS

1. Free Site Evaluation

Our project managers will visit your property to assess the lot and utilities. You will have the chance to ask them questions as they evaluate the potential for building a backyard suite on your property.

2. Project Review

We gather information regarding a potential backyard suite for your property, including preferred design, finishes, budget, and other essential details. Based on your requests and the insights obtained from our site evaluation, we offer recommendations on suitable garage suite options from our standard plans. If you prefer a completely custom design that differs from our standard plans, we can accommodate that as well!

3. Proposal Phase

We will send you a proposal for your garage suite project. This document confirms that your requests are taken into account and presents an estimated cost for your project. Once you sign it and submit an initial deposit, we will begin developing the bluepritns and 3D renderings as part of your development permit package.

4. Design Development

Our architectural manager collaborates closely with you to create a backyard suite that aligns with the details outlined in the proposal document. Each design consultation session will address any additional requests you may have regarding the floor plan and exterior elevation. This is an iterative process that guarantees your complete satisfaction with the design specifications, which will be confirmed with your signature after each design meeting, before we proceed to apply for permits.

5. Construction Assessment

We provide you with a document outlining our standard specifications. If any upgrades are made to these specifications, we incorporate them into the final architectural design-build package to ensure an accurate pricing for your garage suite project. If there have been no significant changes to the package beyond your initial requests, the costs should remain within our original rough estimate for your project. Additionally, construction consultation is a continuous process throughout the permitting stages.

6. Development Permit

After you approve the final design package with your signature, we will submit your plans to the city for a development permit (DP). The review process can take anywhere from three to five months or longer to receive a response. If your DP requires any modifications to the design for approval, we assure you that we will make those changes at no additional cost as part of our all-inclusive service.

7. Building Permit

Once your development permit is approved, we proceed to apply for a building permit (BP). Our architectural design team will create a building permit package in preparation for construction. This process can take anywhere from two to four weeks or longer to receive a response from the city.

8. Construction

Now comes the exciting part! Watching your backyard suite come to life will take approximately 2 to 6 weeks, depending on existing site challenges and weather conditions. We will do our utmost to accommodate your needs during this period, as we will be continuously working on your property.

9. Project Review & Finalization

Once the project is complete, we will guide you through your new garage suite and hand over the key. Additionally, we will provide you with all the documentation collected throughout the project and review what is included in your Alberta New Home Warranty.
